Most of the property has improved grazing pasture, with coastal grass being predominant; approximately 18 acres is in native pasture with mesquites and hardwoods. The perimeter is fenced (north fence is new, west & east sides are good, south side is fair); all the cross fences are in poor condition and need to be taken out.

A branch of Barrel Springs Creek cuts through the middle of the land, naturally dividing it into two sections. This creek has springs and will run water most of the year.
