Property Description

Simpson Ridge encompasses just under 1236 deeded acres and is located 5 miles north of Elk Mountain Wyoming. Completely reminiscent of the old west, yet room for those needed modern conveniences, including your own possible private airstrip and fully fenced acreage with easy access to town, this has the possibility of being that quintessential western hideaway ranch in the draw. Build that hidden airstrip in the draw alongside the alluvial water flow downhill takeoffs into the prevailing winds 95% percent of the time. Build a nice little secluded cabin and hangar on the east side of your runway (est.5000') Wells and Power on property.

You may want to invest in the future of the Wyoming Winds that blanket the area, currently, this property is at the edge of the Sage Grouse protected area (never seen one there) but with regulations constantly changing it could be re-evaluated. There is currently an active permit on this property for just such a thing granted in 1999 by Carbon County, WY.' 2 years of wind data is available. Anything you would want to build on the property has to be okayed by the Carbon County Planning Office in Rawlins WY., as it is currently zoned RAM (Ranching-Ag-Mining) and should you be looking at the winds for money keep this in mind :

All wind facilities larger than 0.5 megawatts (MW) that begin construction after July 1, 2010, must obtain a permit from any county in which the facility is located. Facilities must also obtain permits for any enlargements. Applications for permits are submitted to the board of county commissioners and must*:

Certify that steps were taken to notify all landowners within one mile and all towns located within 20 miles
Certify that notification of the proposed wind facility will be published in the newspaper at least 20 days prior to a public hearing.

The base of any tower must be at least 110% of the maximum height of the tower away from any property line or public road. Towers must be at least 1,000 feet from a residential dwelling or occupied structure, one-quarter mile from any platted subdivision, and at least one-half mile from any city limits. These rules may be waived with permission from residents or owners.
