Property Description

I live in Mentor, Ohio, and am listing for sale my Bonaventure Riverfont land, Quebec, Canada,
with my owner financing.

There is a very small amount of privately owned land on this river, and our riverfront land is part of this small number. All the rest of the land along this river is government land that cannot be built on, adding to the great value of our land.
Going north is mostly miles of farm land.

I am a retired teacher and invested in real estate over the years with my partner in Canada.
Being 69 years old, I have gained the experience to offer quality land at a quality price.

3 monthly payment options to choose from:

Total Price of $29,949 USD, paying $298 per month for 11.2 years at 5.5%,
or $35,500 USD, paying 500 per month for 5.9 years at 0%,
or $39,800 USD, paying $398 per month for 8.3 years, 0%.
Owner Financing.
Signed contract will precede payment.
No credit check, no down payment.
Can be paid off early at any time with no penalty.
Initial payment is just the first month payment..
Contact me for a contract to purchase this waterfront land, where I will need your name and address for the contract.

Annual taxes of $675 which are current.
After final monthly payment, land ownership will be transferred to you thru our attorney in Canada.
Fee simple land ownership just like in the US, clear title, no liens.

Our Canada land slopes up gently from the river edge to then flatter land, allowing for building sites that will provide a panoramic view of the river.

This would be a great property to put a tiny house or even a yurt before you build your dream waterfront cottage.

1.73 riverfront acres, one of the largest building sites on the Bonaventure River. approx. 150 feet wide, 500 feet length. Near town of Bonaventure, Quebec, Canada.
World Class Salmon Fishing!
Very few, if any Bonaventure Riverfront land is available. Everyone seems to keep it for future generations.

Our Canada riverfront parcel is an approved building site with no time limit when have to build. No association fees.
US buyers also welcomed, as no problem with US citizens owning any property in Canada, as this seller is a US citizen who lives in Ohio. Partner lives in Val-dor, Quebec, Canada.

Our land will make for a great investment as well as a prime building site for your residence, vacation home, or even for building a rental for paying fishing enthusiasts or for your own fishing guide business.

This lot is one of 4 lots I am selling going east on the road.
Lot 1 207-4 has been sold.
All the land then east and west of these lots is vacant land, for miles, with no homes.
Going north, is mostly all farm land. Is a very beautiful area.

And just a note of encouragement for you if you decide to purchase:
We have sold properties on 4 sites online for over 10 years, including a number of cottages and land in Canada: real estate sales listings on Landsalelistings, Landwatch, LandsofAmerica, and LandandFarm.
Our continued good status on these sites is due to our always following thru, as just one time we would not, we would not be allowed to sell on these sites ever again.

The Bonaventure River is distinguished by its incomparable quality of fishing.
It may be the clearest salmon river in the world, making for a most unique fishing experience.
Only a small portion of the Bonaventure River is privately owned, making our land here a fishermens dream for building that special riverfront home, or even a successful fishing lodge.

The Bonaventure River is a world class famous salmon fishing river. Very few parcels direct river frontage ever come up for sale. Fishermen not owning riverfront land must register with the Quebec govt. to fish, with only small, designated public areas on the river allowed, and this land being right on such a private, world class salmon fishing body of water, is really a once in a lifetime opportunity.

Nearby, ocean bay front Bonaventure also has an airport.
Town of Bonaventure, population: 3000.
The Bonaventure River (famous for its incredibly clear water that features visibility up to one hundred feet).

The Bonaventure River, called Wagamet' (clear water) by the local Mic-Mac aboriginals, flows down from the Chic Choc Mountains found deep in the heart of the Gaspe Peninsula. It flows for 125 kilometers (76 miles) before emptying into the Baie des Chaleurs. Atlantic salmon and sea trout travel far up the main river. There are 103 named pools, and almost as many unnamed runs and little holding areas scattered throughout the limited and unlimited rod sectors.
A truly spectacular river, the Bonaventure has one of the biggest runs of salmon of all the Gaspe Rivers, with over 3,000 fish returning annually. With almost ever changing pool structure the "Bonnie" offers the angler almost every type of fishing situation possible.

Winter in this area is outdoor heaven, with snowshoeing, cross country skiing, and miles and miles of ATV trails that become snowmobile trails.

COMMENTS FROM SATISFIED LAND BUYERS:

We purchased a lakefront lot in Canada from Mr. Leu and are very happy with our land. It is even better than shown and described to us. We were a little hesitant in that we were making monthly payments, but Mr. Leu did exactly what he said he would do: sell us a beautiful property with his owner financing. Without that financing, we would never have been able to purchase any land, and now our dream of building a waterfront home has come true.

Thank you Mr. Leu for the land we bought from you.
After making our final monthly payment, the process with the attorney in Canada to have our land recorded was easy and pleasant. We now have land on a beautiful river, and are in the planning stages of building a vacation home there. We will send you pictures when our place is finished. Thanks again.
