The mineral rights were reserved in a sale of the property in 1925 and the current ownership of the mineral rights is unknown. The current owners parents acquired the property in 1972 and the reservation of the mineral rights in 1925 is mentioned in the 1972 deed. The parents transferred to the property to current owner is 2013 and mineral rights reservation is again mentioned. The heirs of the 1925 owner are unknown.

The old skid roads afford good internal access for deer, bear and turkey hunting. The property joins the Washington and Jefferson National Forest along two sides. The old log landing affords a good opportunity for clearing and creating a small food plot. There are several potential sites for a building a hunting cabin or parking a camper.
Access to thousands of acres of public hunting on National Forest, only two miles to good fishing for bass and bluegill at the very lightly fished Gatewood Reservoir. Excellent deer and turkey hunting and good bear and small game numbers.
The private gravel access road provides all weather, private access and is on a gentle grade.

This property is located 10 miles northwest of the intersection of Interstate 77 and 81 near Max Meadows, VA. Directions: From I-81 exit # 80 at Fort Chiswell, follow route 121 north to Max Meadows, turn right on route 610 (Peppers Ferry Road) for .5 miles, turn left on route 712 (Millers Creek Road) and go 5.6 miles to blue metal gate on left. The gravel road behind the locked gate is a private ROW that leads west for about 1500 feet to the east boundary of the tract. The second gate is west end of the 48 acres. Look for Advance Land and Timber signs.
