Armstrong County Ranch

This ranch is setup and ready to be molded into someones getaway. Less than an hour from Amarillo, and almost a mile of County Road 22 frontage on the east side, the location and access is hard to beat. Mulberry Creek crosses in and out of the ranch on three different locations along the west boundary line, and there are several additional smaller creeks on the property in which feed it. There is currently electricity powering two submersible wells on both the east and west sides, and also an unused (but believed to be operable if developed) well in the center of the ranch. Cattle are grazing, but can be removed prior to closing. There is a perimeter fence in good condition, and several roads have been cut to provide access to all sides. The longtime owners have limited hunting to family and the occasional close friend. Wildlife includes deer, aoudad, turkey, quail, dove, and feral hogs.
