Located in the Big Ranch Country near Guthrie in King County, Texas the property lies about halfway between Lubbock and Wichita Falls, being north of Abilene, Texas.

Access:

Access is good provided by graded County Road 379 which separates the eastern and western portions of the ranch.

Topography:

The topography on the ranch varies from nearly level to gently rolling country to rough, broken, very scenic canyons, valleys, and elevated ridges. Elevations range from approximately 1,800 feet on the west end of the ranch to 1,650 feet on the southeast end of the ranch. The south end of the ranch is the most productive portion of the property with more fertile bottom land, and as you move north and west on the ranch the terrain becomes rougher and more broken as the elevation increases to more canyon country with elevated ridges and rockier soil.

There is a solid turf of native grasses on the ranch that include Buffalo Grass, Hairy Gramma, Texas Winter Grass, Arizona Cottontop, Little Bluestem, Indian Grass, Switch Grass, Side Oats Gramma, Vine- mesquite Grass, Plains Bristle Grass, Tobosa and Three-awn to name a few. The southern portion has a scattering of Mesquite. Rougher portions of the ranch have a canopy of Ash Juniper.

Gyp Creek runs through the southern portion of the ranch and generally has live water with scattered springs and water holes.

There are four food plots scattered throughout the ranch, three on the west side of the ranch and one on the east. These food plots are normally planted in wheat in the winter to deer hunt over, and to furnish a supplemental food source for the White Tail Deer.

Water:

The principle source of water on the ranch is served by the King-Cottle Rural Waterline. This waterline runs through the ranch and supplies water to all the structural improvements and one livestock drinker. More water line could be run through the ranch and additional livestock drinkers added, if desired. Other sources of water include one large tank on Gyp Creek, and other smaller tanks. As previously stated there is also water along Gyp Creek with scattered springs and water holes.

Hunting:

Hunting on the Barr Ranch is considered to be excellent with game species that include dove, quail, turkey, wild hogs and White Tail Deer. The owners son harvested a 26 point buck off the ranch that scored 210.5.

Improvements:

The ranch has a nice set of structural improvements that include a main house, bunk house, shop and shooting range.

The main house is an 1,800 sq. ft. three bedroom/two bath rock home. It features an open concept living room/kitchen/dinning room that has vaulted wood ceilings with wooden beams and stained concrete floors throughout. There is a large front porch that runs the length of the house and a built-in fire pit in the front yard.

The bunk house is a manufactured log cabin that sits directly behind the main house. If features one main room with multiple beds, one full bath and one half bath.

The ranch also features a 30x50 ft. shop that is of steel construction with a concrete floor. It has a small one bedroom/one bath apartment inside of it. There is a 20x30 ft. overhang off the west end of the barn.

The ranch also has a really nice shooting range with covered shooting benches.
