Blue Quail Ranch

RECREATIONAL USE:

The property is located in good Mule Deer habitat as well as quail and the occasional

Aoudad. There are views of the Delaware mountains to the west and the Apache

Mountains to the southeast.

WATER:

Water is hauled to the ranch in a 500 gallon trailer and pumped into 500 gallon storage tank. The storage tank sits at a higher elevation above the camp, therefore it gravity feeds the compound. There is electricity at the storage tank for the transfer pump. A domestic water well could be drilled if a new owner so desires.

IMPROVEMENTS:

The camp house is a converted 8x40 steel shipping container with a 10x40 porch. Another 8x40 shipping container, converted into a shop and storage, sits 20 foot parallel and behind the living quarters. Directions

The ranch is located 34 miles northeast of Van Horn, Texas. In Van Horn, go north on

highway 54 to east 9th street and turn right. East 9th street becomes F.M. 2185. Go past

the hospital and Culberson County airport and continue for approximately 11 miles. Then

go right on F.M. 2185 to the ranch. The paved F.M. road traverses the ranch for a mile

creating frontage on both sides.
