This unique property combines good farm land with unlimited water, recreational opportunities and quality improvements. There are two Valley center-pivot sprinkler irrigation systems that water a total of 184 acres. The east pivot is a 2010 model that waters 125 acres and is nozzled for 638 gpm. The west pivot is a 2009 model that waters 59.2 acres. There is one irrigation well that is 112 ft. deep and was test pumped at 2500 gpm of good quality water and is staged at approximately 800 gpm. High pressure plastic pipe runs from the well to each pivot which operate one at a time. There would be room to add a small third pivot in the northwest part of the property. Both circles are currently in alfalfa with non-GMO planted on the east circle in spring, 2017 and GMO (roundup ready) planted on the west circle the year before.
The owners moved a 1640 sq. ft. house onto the property in 2002, remodeled it and added 1000 sq. ft. The home is located near the center of the north side of the property and is access by a fenced lane connecting to the south highway. It has 3 bedrooms, 2 baths, 3 large living areas, a large kitchen/dining area, a wood burning fireplace and a large utility. There is a 40 x 60 metal barn with an attached 72 open shed with horse pens and an adjoining round pen. A stock well is located near the irrigation well and a domestic well near the house. A small house is located on the highway near the southeast corner of the property. There is a rural water system meter on located at each house but currently neither is in use.
There is excellent deer, quail and other hunting on the property as well as good areas for the use of ATVs. Texas Hwy 70 runs along the south and east sides of the property. Texas FM 152 also runs along the south side. A county road is along the west side. All fencing is in excellent condition.
