The property is loaded with a diverse mix of hardwoods and pine trees providing plenty of cover and food for the wildlife. Mature white oaks, red oaks, magnolias, and beech trees provide a spectacular background. There are stands of Loblolly pines that were select thinned for the purpose of producing pole logs and several acres of newly planted Longleaf pine. The three creeks on the property are all fed by natural springs and all with flowing water. It is home to deer, turkey, ducks, geese, and plenty of small game. Several food plots are scattered throughout the tract, ranging in size from a half-acre to over four acres. The larger food plots could easily support a nice dove field. A good internal trail system provides easy access throughout the tract.

The lake is professionally managed and stocked with largemouth bass, bream, threadfin shad and a few grass carp. It is well-groomed, limed, fertilized, and in great overall shape. The largemouth bass are plentiful and big! The lake has produced several trophy bass over ten pounds which is not surprising since the bream, shad and multiple fish feeders provide plenty of food for sustained growth. The peninsulas were designed to provide extra space for bank fishing and are open enough to allow fly fishing as well. The southern cove is secluded and shallow providing a nice retreat for the wood ducks. Several pairs of Canadian Geese call Brownville Lake House their winter home and nesting place. The lake is fed by one of the larger natural springs and maintains a constant water level throughout the year even during the drought of 2019!

Nestled at the end of the winding, private drive sits a charming, cozy, dogtrot cabin, a replica of times long ago. Custom built in 2006, the homes great attention to detail includes a tin roof, deep front and back screened-in porches, natural stone outdoor fireplace, and the dogtrot space between the two living areas. In the practical design of the times, the tall ceilings make this 1600 sq ft home feel spacious, welcoming, and warm. The house faces the lake, and the front porch has an incredible view of the woods and water.

As you enter the house through the screen door, you are met with a welcoming porch extending the width of the home. Beyond the extra-large porch is the breezeway that is commonly referred to as a dogtrot. Heart pine flooring spans the length of the outdoor space, as well as the entrances to both living areas and a stairway to an upstairs bedroom/office. Passing through the dogtrot, spectacular views of the lake greet you from the other porch. This porch features a traditional stone fireplace and sits under a canopy of mature white oak and beech trees.

On one side of the dogtrot is the kitchen, living room, master bedroom and bathroom. The wood burning fireplace is framed by an antique mantle. All walls and ceilings throughout the home are bead board in natural wood stain. There is crown molding, wide baseboards, and door trim throughout that is in keeping with the style of the cabin. Flooring is a wood laminate. The master bedroom is spacious and three extra-large windows provide plenty of natural light. The homes two bathrooms are situated on either side of the dogtrot and are identical.

Across to the other side of the dogtrot are two more large bedrooms, full bath, and a laundry room equipped with storage shelves. Upstairs is currently a bunkroom with multiple beds but would make a great secluded get-away for office space. This one-of-a-kind home offers one more feature, a shower room. Fitted with a large shower, sink and changing area, and equipped with air conditioning and a heater, this stand-alone space is just off the main house.
