Location:

Accessed from a private road off of County Road 2402, the ranch is located near the town of Whitton in western Van Zandt County. The county seat of Canton is located roughly 15 minutes to the northeast. The ranch is 1 hr-1 hr 15 minutes east of Dallas.

Water:

Three well maintained ponds are located on the property, the largest being over an acre. Irrigation around the house and improvements is pulled from the pond located behind the main house. A water well services the house and improvements. Buck Branch Creek meanders through the northeast portion of the ranch with roughly a half a mile of frontage on both sides. There are opportunities for future water impoundment along the creek and in the back pasture.

Elevation ranges from 480 at the highest point to 430 along the creek and the northwest boundary.
