A 1,094 acres Conservation Easement is established on the Southern portion of the property, with a 41 acres Building Envelope, and 25 acres of unencumbered land along Cedarwood Road. There is a 640 acre Recreational Lease on the North side of the property, and 233 acres bordering the East side of the Recreational Lease that have been subdivided into three lots (comprising 61.47 acres, 55.97 acres, and 115.6 acres) that can be accessed off Elk Lane. Fencing for cattle is in place, as are the water tanks, and the property is currently leased for cattle grazing by a local farmer. Access to the ranch is off Cedarwood Road which is maintained year-round by the county, and off Elk Lane on the Northeast corner.
Beautiful views of the Spanish Peaks and Greenhorn Mountain are unobstructed and can be very vibrant during sunsets. Colorado City, CO is a few miles to the West and provides basic amenities. Pueblo, CO is a larger city located 33 miles to the North and has hospitals, schools and a regional airport, as well as seasonal festivals and outdoor events. There is also shopping, sporting events, and music events at several venues. Denver International Airport and Colorado Springs Airport are located further to the North. ELK
There are quality bulls rutting on the property during the archery, muzzleloader, and rifle seasons. A unique Plains rifle season (Oct. 12- Nov. 24, 2024) for Bull only provides a longer than normal rifle hunt beginning during the tail end of the rut, and the tags are OTC. The water sources and feed on the property attract the Elk, and the herds use the area through the late winter, so the C-List tags for the 5-month long Cow Elk season are a great way for family and friends to enjoy the property as well.

AREA RECREATION
Hollydot Golf Course in Colorado City is an 18-hole public course with scenic mountain views to its West.
FISHING
Lake Beckwith, which is fully stocked and you can bring a boat with an electric trolling motor (no gas-powered engines), kayak, or paddle-boards.
Greenhorn or Graneros Creek which are both on the outskirts of Colorado City.
Pueblo Reservoir is known for its black crappie, bluegill, blue catfish, and bass fishing and allows larger fishing boats.
San Isabel National Forest is a short 20-mile drive from your front door which provides great camping, hiking, ATV trails, mountain biking, and backpacking.
Skiing is not Southern Colorado's strong suit, but if you're really itching to hit the slopes, the nearest ski areas are going to be 125 miles (Monarch Ski Area) or 195 miles away (Wolf Creek Ski Area).
LAND
The terrain features mainly Cedars and Pinons as well as some canyon land, but the terrain is flat throughout most of the property. Access can be gained year-round thanks to a well-maintained county road on the South side, and access to the North parcel is off Elk Lane. The property has a variety of grasses (such as Gramma, Crusted Wheat, Smooth Brome, Tall Wheat, and Lincoln Smooth Brome), to provide for livestock or game.

The ranch sits just outside of Colorado City, which has a current population of just over 2,000. Colorado City is known for its uncharacteristically green summers, and a more temperate climate in the fall, winter, and spring. Old Colorado City (current day Colorado Springs) was laid claim to in 1859 and was meant to serve as a hub for nearby mining outfitters in the Pikes Peak region, and served as the capital of the Colorado Territory for five days at which point it was moved to Denver due to its unsatisfactory accommodations. The town population declined soon after which turned Colorado City into a watering hole because of its many saloons, opium dens, brothels, and the occasional skirmish with Native tribes. Because of the unsavory environment that Colorado City provided in the late 1800s, it was annexed and relocated 70 miles South to where it currently sits today as a cozy small town.
