Located roughly halfway between both DFW and OKC, Coffee Creek Ranch is a rare combination ranch located along the Red River and a confluence with one of its tributaries, Coffee Creek.
Although small, Coffee Creek is known for its crystal clear spring water that flows in most years, barring extreme drought. Wildlife and cattle alike have called this area home for many generations thanks to the cool spring water in and around the creek. The towering native Pecan trees and lush Bermuda grass thrive in the fertile sandy loam soil coupled with adequate groundwater.
Although wildlife enthusiasts, the current owners have not allowed hunting on the property in several years making the rolling hills and thick hollows a sanctuary for large whitetail deer. Love County is widely known for producing many Boone & Crockett deer including several over 200". The gently sloping bottoms can flood seasonally placing shallow water in low lying natural sloughs littered with pecans and oak acorns each winter. Additional acreage and sufficient groundwater for pumping are both readily available to develop waterfowl impoundments.
The high bluffs provide adequate topographic relief for scenic views of the Red River valley as well as small waterfalls on the spring -fed canyon creeks leading into Coffee Creek. Although only 13 small ponds, there are multiple locations to build large ponds and even lakes up to 50 acres in size and appear to have ideal soils, topography and drainage area to do so. The unmatched water sources on Coffee Creek Ranch set it apart from any other property located within 1.5 hours of DFW in the Red River basin, on or off the market.
The ranch is fenced and crossfenced, contains a set of cattle working pens, two metal barns, two water wells and electricity. There are countless high points that would be choice building sites for a ranch home or cabin overlooking a vista along the Red River valley.
