With respect to improvements, we will deliver a demised space with utility services to the space and then offer a improvement allowance of $20 to $30 psf depending on length of lease (5 or 10 years). All of our leases have 3% annual increases in rent and the NNN expenses are reconciled annually and budgets updated.
