The 96.35 acres is composed of two distinct habitats, the rugged hills and slopes, and the fertile bottomland along the creek. The upland area provides tremendous panoramic views over the surrounding open space. There are multiple high points that could serve as a building site for a recreational getaway home. The shrub/forb layer is comprised of Mountain Laurel, Twisted Leaf Yucca, Sacshuista, Agarita, Flame Leaf Sumac, Green Briar, Wafer Ash, American Beautyberry, Texas Persimmon, Grapevine, Texas Redbud, and Frost Weed. The grass component is very diverse as well, including Little Bluestem, Silver Bluestem, KR Bluestem, Sideoats Grama, Inland Sea Oats, Bristle Grass, Switchgrass, and Lindheimers Muhly.

WATER

There is approximately 4,100 feet adjacent to Cow Creek, which has year-round flow of crystal-clear water. The creek bottom ranges from gravelly bars, to deep pools, to sections where the water weaves through giant blocks of limestone. The creek is owned by the neighboring White Water Springs POA.

Water wells in the immediate vicinity are in the 450-650ft range and produce an average of ten gallons per minute.

WILDLIFE / HUNTING

The great plant diversity and year-round water make this property a haven for wildlife. Whitetail deer, Rio Grande turkey and numerous songbirds frequent the property. 245 different bird species have been documented on the surrounding Refuge tracts.

The property is accessed directly off FM 1174. There is an all-weather 4WD road leading from the entrance over multiple hilltops then back down to the creek. This road has been recently graded and sloped and a loop around the bottom pasture has been cleared as well.
