This property is located three miles east of Sedan, New Mexico on Hwy. 102 to Cowan Road thence north on Cowan Road for two miles to Vandiver Rd. and the southeast corner of the 480 acre tract of land.
The property has on its east boundary one mile of frontage on Cowan Road which is an all-weather road. The property has on its south boundary one mile of frontage on Vandiver Road which is a county maintained dirt road to the southwest corner of the property then becoming an all-weather road progressing west to New Mexico Hwy 402.

The irrigation wells are thought to be drilled approximately 300 ft. deep however a new domestic well on the property which is equipped with a submersible electric motor, pump and controlled panel has been drilled approximately 500 ft. deep into a lower level of water.
It is thought that spudding down (deepening) the wells may possibly increase the production of each well considerably together with the possibility of also drilling new wells into the lower level of water.
A prospective buyer is hereby notified and advised by broker and the owner of the property, to consult New Mexico water authoritys, well drillers and pump companies to ascertain the possibility of deepening the existing wells and/or drilling new wells.
