The north well was tested at approximately 2.5 gallons per minute (150 gallons per hour), sufficient for livestock, wildlife troughs, or supplemental pond water. Tubing and electrical cabling are on-site, with new pipe fittings on the PVC tubing. Another well near the front gate has been located but not yet tested.

Two operational water taps from the Coryell City Water Supply District serve the property. The north tap, near the barn, provides water to the barn and extends to the main food plot in the central pasture. The south tap, recently installed, supplies water to the south pasture. Both could easily serve residential sites. Electric meters are installed near the barn and the former house site, and the Heart of Texas Electric Co-op has recently cleared and mulched power lines across the property. A power line runs the full length of the south pasture along CR 303, offering easy access for future development.

From Waco drive west on State Highway 84 for 24 miles to CR 306 and turn left. Drive 1/3 mile to CR 307 and turn right. CR 307 dead ends into CR 303 and take a right. Drive approx. 2.4 miles to double black gate entrance. From Temple drive 3.7 miles west of the NW Loop on Highway 36 to Highway 317. Turn right and drive north to Moody TX. Turn Left of FM 107 and drive approximately. 14.6 miles to CR 303. Turn right and drive 1.4 miles to the double black gate entrance on the left. From Gatesville drive 8.5 miles east on FM 107 to CR 303. Turn Left and drive 1.4 miles to the double black gate entrance on the left.
