Decades of high-yield crop production have established this historic farm recognized as the birthplace of blues musician Muddy Waters as a well-known and highly respected property throughout the region. This is a desirable irrigated farm with productive soils that have supported strong yields of corn, cotton, and soybeans in recent years. Approximately 97% of the cropland is irrigated, and nearly 75% has been leveled to enhance drainage and support efficient furrow irrigation.

Soils:
Class I and Class II Bosket, Dubbs, and Dundee sandy loam and silt loam soils—well suited for high-yield corn, cotton, and soybean production—comprise approximately 43% of the cropland. Class III Forestdale and Tunica silty clay loam and silty clay soils, also suitable for corn, cotton, and soybean production, account for approximately 34% of the cropland. The remaining acreage consists primarily of Class IV Sharkey clay, well suited for rice and soybean production. Additionally, 259.59 ± acres have been precision leveled and are supported by a tailwater recovery system for irrigation efficiency.
