The small retirement community of Dowling Park is located 2 miles north of the property. In Dowling Park you will find a grocery store, restaurants, shopping, and a paved boat ramp for the Suwannee River. The county seat, Live Oak, is 15 miles to the east. In Live Oak you will find Publix, Winn Dixie, Super Wal-Mart, Lowes, Tractor Supply, a hospital, and restaurants.

Twelve miles north of Dowling Park Estates is the Suwannee River State Park. It is located at the intersection of the Suwannee and Withlacoochee rivers. This park is alive with history. Visitors can see remnants of a 19th-century steamship and two ghost towns that have been reclaimed by the sandhill wilderness, which is home to diverse and imperiled native species. There hiking trails, campground, cabin rentals, and a paved boat ramp.

The Suwannee River State Park is part of the Twin Rivers Wildlife Management Area which consists of more than 9,000 acres in 14 non-contiguous tracts in Madison, Hamilton, and Suwannee counties. There are areas designated for hunting, fishing, wildlife viewing, canoeing, horseback riding, hiking, bicycling, and picnicking.

At Dowling Park Estates you will find lots located on a county maintained paved road or a dirt road. The properties are mostly wooded in pine trees, but a few lots have cleared areas. Electricity and high speed internet is available to the parcels. There is no requirement or timetable to build. Mobile and Modular Homes are permitted. Farm animals are permitted.
