Follett TX Grass Tract

This 213.69+/- acre tract lies within 1.5 miles of Follett,Texas and has county road access on two sides. Livestock water is provided by one submersible well which is on a pressure system. The house in the SE corner is excluded, but the 1,800 sq.ft. shop which is in good condition, will convey with the sale. Perimeter fencing varies from excellent to non existing. There is no fence on the west side as the balance of the half section (106.84+/- acres) is leased by the same tenant and being grazed along with the subject property. The majority of the turf on the property is expired CRP, but there is a 77 +/- acre strip of native grass which is cross fenced into a separate pasture. The farm does carry Base Acres with FSA, but is not currently enrolled in ARC/PLC. A fractional portion of the minerals can be negotiated within a sale.
