The 4R Ranch is one of the most incredible legacy ranches in North Texas, offering breathtaking views overlooking the legendary Red River Valley. Located just 90 minutes north of both Dallas and Fort Worth, and less than 10 miles northwest of Muenster, the property is ideally suited as either a weekend retreat or a full-time residence.

While the ranch has long operated as a traditional cattle and hunting property, it has also developed into a well-known and highly regarded commercial vineyard and winery over the past decade. The operation includes established vineyards, a beautifully designed tasting room and entertainment venue, and a separate wine production and storage facility. Two restored historic homes, one more than 100 years old, overlook the vineyards, Camp Creek, and one of the ranch’s three scenic valleys. The owners currently occupy the homes, while a third residence that previously served as the ranch manager’s home now operates as a short-term rental.

Location:

The ranch is located at 1473 County Road 477, Muenster, Cooke County, Texas, approximately 9.5 miles north of Muenster, 90 miles northwest of Dallas, and 88 miles north of Fort Worth.

The property occupies the northwest quadrant of the intersection of County Road 477 and County Road 431, featuring approximately 1.75 miles of frontage along CR 477 and 2,200 feet along CR 431.

Land:

The 1,091± acre ranch presents a diverse blend of open pasture, wooded terrain, and striking elevation changes. The northern portion of the ranch features three scenic valleys with outstanding hilltop views and heavily wooded slopes, while the southern portion transitions to gently rolling pastureland ideal for livestock grazing.

Over 1.6 miles of Camp Creek traverse the property, accompanied by seasonal creeks, draws, and numerous ponds and stock tanks. The creek bottoms, productive grass pastures, and wooded areas provide excellent habitat and cover for native wildlife.

The ranch lies within the renowned Cross Timbers region and features a mixture of mature hardwood timber, including scattered pecan trees. Soils across the ranch consist primarily of sandy loam and clayey soils, which have proven ideal for vineyard production. Currently, more than three acres of vines are established on the property.

Well-maintained gravel roads provide convenient access to the homes and winery facilities from multiple directions, with the primary entrance located along County Road 477 through a gated entry. Numerous ranch trails extend throughout the property, allowing access to most areas of the ranch.

Water:

The ranch sits near and overlooks the Red River and benefits from a variety of water resources throughout the property.

Several water wells supply water to the residences and commercial winery operation, including a high capacity well with filtration and water storage located in a barn near the homes. Camp Creek runs through the ranch for over 1.6 miles, accompanied by several seasonal creeks and draws.

Multiple ponds and stock tanks are scattered throughout the ranch, and the natural drainage and topography offer excellent opportunities for the construction of additional lakes if desired.

Terrain/Topography:

The ranch features approximately 200 feet of elevation change, beginning along the higher ground in the southern portion of the property and gradually descending toward the Red River Valley. This topography creates dramatic views, scenic valleys, and a highly diverse landscape.

Historic Homes

Two beautifully restored historic homes, both dating back more than a century, overlook the vineyards, Camp Creek, and one of the ranch’s scenic valleys.

Primary Residence One

Originally constructed around 1904, this three-story home contains more than 3,500 square feet of living space. The home features a wraparound porch on the main level and an expansive second-story porch offering exceptional views of the surrounding ranch.

The first floor includes a living room, dining room, den, kitchen, utility room, bathroom, and wood-burning fireplaces. The second floor features four bedrooms and two bathrooms arranged around a central landing and sitting area. The third floor offers a large open room suitable for additional sleeping quarters, recreation, or entertainment.

The home features hardwood floors on the first and second levels and carpet on the third floor. The kitchen includes stainless steel appliances and a double sink. The exterior is wood construction with a newer composition roof and energy-efficient double-pane windows. The home has been extensively remodeled in recent years and is in excellent condition.

Primary Residence Two

The second historic home, constructed around 1900, totals nearly 3,600 square feet and features expansive porches overlooking Camp Creek and a nearby pond.

The first floor includes a large foyer, living room with wood-burning fireplace, dining room, study, kitchen with custom cabinetry and stainless steel appliances, utility room, and a primary bedroom with bath. A second bathroom is also located on the main level.

The second floor features four additional bedrooms and two bathrooms surrounding a central landing area, along with a large walk-in attic providing ample storage.

This home also features hardwood flooring on the main level and carpet on the second floor. Like the first residence, it has been updated with a composition roof and energy-efficient windows and remains in excellent condition.

Third Residence / Rental Home

Previously used as the ranch manager’s residence, this one-story home now operates as a short-term rental. The home contains approximately 1,700 square feet and includes a large great room with a wood burning stove, kitchen with breakfast area, utility room, three bedrooms, and two bathrooms.

Interior finishes include vinyl floors in the great room, vinyl flooring in the kitchen and utility room, and carpet in the bedrooms. The home has also been updated in recent years and remains in good condition.

Winery & Event Facilities

The winery operation is accessed by separate driveways—one for customers from County Road 477 and another service entrance from County Road 431 for commercial deliveries.

Wine Tasting Facility

The tasting room building totals approximately 2,000 square feet and was constructed within the past decade. The structure features a beautiful stone exterior with a metal roof and is accessed through a charming stone courtyard.

Inside, a large bar overlooks the open tasting room, which includes seating areas, retail space, and two restrooms. Interior finishes include slate flooring, reclaimed wood ceilings, and large windows that capture expansive views across the ranch and Red River Valley. A large outdoor patio/deck extends from the tasting room and offers sweeping views of the surrounding countryside. The facility includes ample gravel parking and serves as the trailhead for the ranch’s hiking and biking trails.

Wine Production Facility

The separate wine production building totals approximately 3,400 square feet and has also been used as an event venue for private weddings and dinners. The building features metal siding and roofing, exposed wood trusses and beams, concrete flooring, and two large 11’ x 14’ roll-up doors. Production equipment is located inside the building, with additional covered storage behind the facility. The building also includes a kitchen, dressing room, and bathroom. Solar panels supplement the power supply, and a water storage tank supports the operation.

The diverse habitat supports a wide range of native Texas wildlife including whitetail deer, turkey, hogs, bobcats, dove, quail, and waterfowl. Numerous feeders and hunting blinds are already in place across the ranch.

The property currently has a hunting lease in place with a long-standing group.

Minerals:

The current owners do not own the mineral estate. There are a small number of producing oil wells located on the property.

Wind rights have also been leased, and approximately seven wind turbines are located on the flatter southern portion of the ranch. These turbines are largely out of view from the northern portion of the property, where the scenic valleys and primary views are located and which comprise approximately 75–80% of the ranch.
