The ranch is situated on the West side of County Road 4843 (Urban Rd) and Northside of County Road 4700 (Jack Penn Rd), which can be accessed from either Highway 85 from the South or FM 117 from the North. The ranch is 75 miles southwest of Downtown San Antonio, making it easily accessible in under 1 hour and 20 minutes. This area of South Texas is composed of red sandy loam soils which is always associated with growing trophy White-Tailed Deer.

Improvements:

The ranch features 1 stock tank, located in the south central portion. Adjacent to the south central stock tank is a water well, but the condition is unknown at this time. The roads on the ranch have recently been reworked and numerous new roads have been added throughout allowing for increased visibility for hunting. Miles of interior road allow you easy access to all parts of the ranch.

Wildlife:

The wildlife in the area consist of White-Tailed Deer, Rio Grande Turkey, Javelina, and Feral Hogs. This area is known for growing trophy White-Tailed Deer and Bobwhite Quail.

Water:

There is a water well adjacent to the south central stock tank but the condition is unknown at this time. Underground water is plentiful in this area.

Electricity:

Electricity is available along almost all of the county road frontage as well as numerous places throughout the ranch.

Habitat:

The habitat on this ranch is ideal for growing trophy native White-Tailed Deer. The ranch is covered in high protein brush mixed with bull Mesquite Trees. Some areas of this ranch contain extremely heavy brush and some areas contain motte-like brush areas, giving you plenty of diversity. Most of the brush is predominantly made up of Blackbrush, Granjeno, Huisache, and Mesquite.

Terrain:

The terrain is mostly level with a slight elevation change northeast to south.
