This high fenced ranch is truly the exception when it comes to diversity of habitat and topography. Over 90% of the property is fertile bottom land with excellent soils and incredible native brush consisting of just about every species common to South Texas. There are giant Mesquite trees scattered throughout the property and Elm Creek which runs through the center of the ranch is lined with beautiful monster Live Oaks, Elms and Hackberry trees. There are 3 pivot irrigated fields which consist of an 80 acre field with circle pivot tower and two separate 35 acre circles that share a towable tower pivot. When it comes to South Texas, water is the key and this ranch has exceptional water capabilities. One of the main features of this property would have to be Elm Creek which runs through the center of the ranch. Elm Creek is a large wet weather creek that holds pools of water throughout most of the year. There are 2 large irrigation wells, one powered by 3 phase electricity and the other powered by a diesel engine. Both wells are equipped with 200 hp pumps and are in the Carrizo aquifer which is approximately 700 +/-feet in depth. Both wells are capable of producing 700 + gpm. There is also one domestic well which provides water to the headquarters. There are 12 stock ponds throughout the ranch, 8 of which are supplemented by the 3 phase irrigation well with over 10,000 feet of 8 inch pvc water line. In addition, there is one lake that is 8+ acres when full. The lake is stocked with fish and is supplemented by the diesel irrigation well with a separate 8 inch pvc water line. All three of the circle pivot locations are supplied by the 3 phase irrigation well which also have 8 inch pvc supply lines.

Sitting high on a hill overlooking the entire ranch is the main headquarters. The headquarters consist of a fully furnished 5800 +/- sf two-story main house. The house has 7 bedrooms and 7 full baths with one half bath. There is a large kitchen and dining area, sitting room, large living room and a huge trophy & game room. The house was built for entertaining with several nice features. Also located at the headquarters is a furnished 2500 +/- sf guest house which consist of a small office and 2 separate apartment style cabins, each with 2 bedrooms and 2 baths and full kitchens. There is also a 1200 sf bunk house that has 2 bedrooms and 1 bath and is attached to a large covered parking area. Other improvements at the headquarters include a large storage building with gun room, indoor game cleaning area with walk-in cooler and covered parking area. There is also an open work shop, high/low tower lighted skeet range and a nice swimming pool. Located just below the headquarters is the main barn which includes a work shop, 5 bay covered equipment storage area, covered dog kennels, and horse stalls.

The hunting on this ranch is fantastic for all types of wildlife. There are high numbers of deer, turkey and quail along with exceptional doves and water fowl. Because of the heavy brush and jungle like creek bottoms, there is no telling what will step out when youre sitting in the blind. The ranch has an excellent road & sendero system in place with several roads that are 40' wide. There are 7 tower blinds with 7 600lb stand & fill feeders and 7 2000lb protein feeders that all convey along with some other equipment.
