The terrain features numerous ridges with expansive draws and deep canyons that gradually ascend into steep slopes framed by the backdrop of the Roan Cliffs. The land is comprised of natural habitats, encompassing open meadows that transition seamlessly into dense oak brush, towering pines, vibrant aspens, pinyon-junipers, and sagebrush flats. Governmental Creek winds through the property for an extensive length, complementing the ranch nicely!

Wildlife thrive in this pristine environment, offering unparalleled hunting experiences! Though the ranch is mainly located in GMU 22, there are a couple small portions that are located in GMU 32. GMU 22 and this particular area are known to have healthy populations of residential wildlife including but not limited to elk, deer, turkeys, bears, grouse, and much more! Over-the-counter elk tags are available for 2nd and 3rd rifle season, however, deer tags are acquired through the draw only. In addition, turkey tags are available for purchase in both the spring and fall. As a result of the diversity of game that roams the ranch, hunting is guaranteed to be successful!

Location

The town of Rifle, CO is located just 20 minutes southeast of the property and offers many convenient stores with gas stations, dine-in restaurants, grocery stores, downtown businesses, a hospital, and numerous other recreational activities! To the north of the ranch, Meeker, CO provides gas stations, a grocery store, a hospital, and a couple restaurants just shy of 30 minutes away. Located approximately 45 minutes southeast of the ranch, Glenwood Springs, CO offers much of the same as Rifle, but has additional amenities and activities such as the Glenwood Caverns Adventure Park and the Glenwood Hot Springs!

For air travel, the closest airports that provide commercial flights are Eagle County Regional Airport (located in Gypsum, CO) and Grand Junction Regional Airport (located in Grand Junction, CO), both of which are approximately 1 hour and 15 minutes from the ranch.
