This ranch has a diversity of terrain & habitat not often seen in this area. The ranch consists of a 15AC coastal field for hay production and then transitioning into the balance of the ranch which is native hill country pasture with picturesque granite outcroppings and bluffs giving you outstanding views. The cedar was cleared from the majority of the ranch in 2009 making this a very diverse and healthy ecosystem for hardwoods, grasses, & nice deep soils in many areas.

Water:

1 well approximately 3gpm powered by solar that pumps into a 1500 gallon cistern. It serves 2 troughs, various hose bibs, pump house bathroom & shower, the cabin, & workshop. The house is on a separate 10,000 gallon rainwater collection system. Water quality is outstanding and the cistern has never needed to be refilled since it was installed in 2011. There are 3 ponds on the property. The largest pond was deepened in 2011 and is stocked with catfish, perch, and smallmouth bass. The other 2 ponds are seasonal but have been nearly full since April 2015.

The improvements on the ranch are tastefully done and consist of:

2/2 main house built in 2011 with a loft and outdoor shower, stained concrete floors, granite countertops, cedar trim, and a standing seam metal roof. Although unconventional by design, its clear that efficiency, function, & outdoor integration was clearly the design focus. The large eastern facing covered patio can be enjoyed on the hottest of days and the postcard view will wow any guests and never get old. The house has a professionally installed 1,000 watt grid-tie solar system on the roof which offsets the electric consumption. High ceilings, concrete floors, and window placements reduce the need for ac and artificial lighting, although, there is a central HVAC and window unit in place, they are rarely used.

Small pump house for water storage with a toilet and outdoor shower. A separate 250 gallon septic tank serves the pump house toilet.

Fully functional 1/1 cabin that served as the main headquarters before the main house was built.
