The property consists of approximately 149.5 acres of timberland. It is located along both sides of highway 14 approximately 5 miles west of Kosciusko, Ms and 7 miles east of the Sallis community. County road CR4140 runs through the tract providing an additional 4500 feet of gravel road frontage.
The tract supports a natural stand of mixed pine and hardwood timber. The mixture is about 41% hardwood and 59% pine. A timber inventory form June 2010 indicated a timber value of $114,882.
Topography is generally hilly with elevations ranging from 370 to 480 feet above sea level. The soils are well suited for growing pines with a site index ranging from 81 to 95 feet for loblolly pine.
The tract is well suited for hunting and recreation with good populations of deer, turkey and small game. It has excellent access and utilities appear to be readily available.
