This area sets up well for the addition of a large food plot which will only help to enhance the wildlife on the property. For the rifle or muzzleloader hunter, there is a slight rise in the middle of the property on the North end, that would be an ideal location for a tower blind, allowing a vantage point over the majority of the property.
A deeded easement provides access routes to the property from the North. From the South there will be a 20' lane along the West edge of the property, which will allow for hunting the wind to never be a problem regardless of the wind direction. A creek crossing has just recently been installed, which now allows you to drive a vehicle across the creek and access the North part of the property.
All oil, natural gas and mineral rights shall transfer, with no current production. The perimeter fencing that is in place is in average condition, but there are some areas where there is no perimeter fencing in place. Additional acreage may be available.
