TRACT INFORMATION
Tract 1 - 98 acres (subject to survey)

METHOD & TERMS
The Halbach property will be sold in (3) individual tracts. Tracts 1 and 2 will be sold first on a price per acre basis, based on surveyed acres, and will be offered through the marketing method of Buyers Choice, whereas the high bidder can elect either or both of the tracts for their high bid. If the high bidder does not elect both offered tracts, then the remaining tract will then be sold. Tract 3 will be sold last for a lump sum total dollar amount. The tracts will NOT be offered in their entirety at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing in approximately 30 days on or about February 17, 2026 upon delivery of a merchantable abstract and Deed. The Real Estate Taxes will be prorated to the date of closing. Full possession will be given at the time of closing.
Subject to the Iowa Septic System Law the system on Tract 3 required testing, which has been completed and the septic system has passed the inspection.
Any future septic system testing or upgrades will be at the buyers expense.
Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
