MODIFIED SEALED BID AUCTION: The property will be offered for sale in a Modified Sealed Bid Auction format, conducted by a licensed Auctioneer. Sealed Bids must be submitted on the Modified Sealed Bid Form (MSBF) that is available on my website. Sealed Bid must be submitted by email and received no later than 12:00pm CDT on Thursday, August 13, 2015. From 1:00pm - 5:00pm on August 13th the 5 Highest Bidders will notified and informed of the Highest Bid received and given an opportunity to increase their original bid. Upon Seller Confirmation of the highest bid, at 6:00pm that day the Buyer will be announced. The property will sell "AS IS". It is the sole responsibility of a potential buyer to inspect and research the property prior to the auction. Complete Terms and Conditions are on our website.
TERMS: A 10% Buyer's Premium will be added to the high bid to constitute the total contract price. The 10% Buyer's Premium will be paid upon the execution of the Sales Contract. The balance will be due at Closing, on or before Tuesday, September 15, 2015 at 5:00pm CDT. Buyer is responsible to attain his or her own financing prior to closing.
REAL ESTATE AGENT INCENTIVE: Real Estate Agents are eligible to receive a 2% commission. Co-register with your Bidder on the MSBF. If they are the successful Buyer you will receive a 2% commission of the Auction Price and will be paid on the day of Closing.
MINIMUM ACCEPTABLE BID IS $50,000. (It is recommended to submit your highest offer to be eligible for the 5 High Bidder "call back" from 1:00pm to 5:00pm August 13, 2015.)
