DESCRIPTION: Productive Farm Tract 2 Miles E on FM 1843 and .5 miles N of Sudan on CR 115. This farm has been primarily a cotton farm for the past several years. The farm tract is principally comprised of Amarillo loamy fine sand, Zita loamy fine sand, and Gomez loamy fine sand. This farm is generally flat to gently sloping with a playa lake area in the SW quadrant of the farm. IMPROVEMENTS: There are 4 irrigation wells equipped with electric submersible pumps that are tied into pivot pad with underground water line. The pivot located on the property does not convey with the sell and is owned by the current tenant.

WATER FEATURES: There is a seasonal playa in the SW quadrant of the tract that can provide habitat for wildlife.

FENCING: There is no fencing on the property.

WILDLIFE, HUNTING AND RECREATION: This tract is located in area with possibility of good dove, and crane, geese possible deer hunting if fall forage crop such as wheat is planted.

SOIL: Farm is primarily comprised of Amarillo loamy fine sand, 0-3 percent slopes, Zita loamy fine sand overblown, and Gomez loamy fine sand, 0-3 percent slopes and Zita fine sandy loam.
