The main ranch headquarters sits on a 34.9 acre parcel just off of the main Preston loop road. The ranch house is a duplex in 1974 and consists of 2214 sq. ft. on the main level and a 2214 sq. ft. basement. There are 4 bedrooms, 2 1/2 baths on one side and 3 bedrooms, 2 baths on the other. Both with large family rooms downstairs.

The guest house is a 783 sq. ft. bedroom, 1 bath cottage. Perfect for employee housing. Lots of mature trees and a flood irrigated lawn on 3 sides. It has an outdoor fireplace and swing set, all fully fenced along with the main house. A domestic well services both houses.

Existing permitted water rights can cover over 80% of the total acreage most of which is currently in production with some of the highest quality hay in the valley.

Approximately 326 acres are irrigated by wheel lines and gated pipe with ground water from well #1 (permit #23578) and well #2 (permit #30101 & 40605) totaling 1217.52 AFA. Additional acreage is flood irrigated with 78.5 shares of surface water from the Preston #1 spring which produces 750 gallons per minute. Design is in place for a multi pivot system to increase production.

The spring fed pond on the property attracts all kinds of wildlife like ducks, geese and deer. The ranch receives several land owner deprivation tags, depending on the count of deer on the property, each year.

The stack yard is accessible year-round and has 2 large hay barns. They are 5,000 sq. ft. and both have concrete pads.
