The ranch is comprised of gently rolling topography with good solid turf on sandy loam soil and Cedar covered mesas providing protection for livestock and wildlife habitat. The ranch is framed on the east and west edges of the ranch with rock ridge mesas that provide spectacular vistas across the ranch. An unbelievable amount of ancient petroglyphs and other Native American artifacts are found along the Cedar covered, rock ridges. Vegetation on the ranch consists of blue and black grama grass, side oats grama and other grasses native to the area along with some Cedar and Pinon.
The ranch is watered by two wells equipped with 3 HP and 5 HP submersible pumps, a large steel storage tank at the headquarters, two covered storage tanks on the west mesa, miles of pipeline, sixteen drinkers and fourteen earthen dams (dirt tanks in Texas).
Leoncita Draw traverses through the heart of the ranch with most of the earthen dams being located along the draw.
The two wells are considered very productive for the area and are drilled and cased to a depth of 790 feet for the north well and 698 feet for the headquarters well. The combination of water assets which are well placed throughout the property are the heart of this very productive ranch.
A centrally located headquarters has an excellent set of steel pens which includes a livestock/truck scale, permanent loading/unloading chute, sorting alley, cattle squeeze/working chute and water in the pens. Feed storage is provided by a three bay 24 ton overhead unit and an overhead single bay mineral unit. Also at the headquarters is the well, large water storage tank, three cargo containers, livestock sheds, a storage building, a bunk house and the owners home.
Leoncito Draw Ranch has good exterior fences and interior fences which form three large pastures, three small pastures and two traps at the headquarters.
The home at the headquarters was resurrected from the bones of an adobe/rock house in 2012. It has been completely rebuilt and adorned into a stunning Santa Fe style home with spectacular views from every room. Quite a number of the sellers personal property pieces will remain with the home. The centerpiece of the home is a huge rock fireplace which is situated in the living room with the kitchen and dining. Three bedrooms and three baths complete the interior which also has a central cooling/heating system. Other noticeable appointments to the home are exposed large wooden beams and a flagstone patio off of the living area and another flagstone patio with a rock fire pit between the owners home and the restored bunkhouse. Additional housing is located on the north pasture of the ranch in the form of a like new, three bedroom, two bath, manufactured home where the 790 feet deep well is located.
Wildlife is a significant feature of the ranch with deer and antelope being prevalent along with many forms of other small wildlife. Elk also are occasionally seen on the ranch. The ranch has not been developed as a hunting resource but has considerable potential considering the location, topography and water resources.
