LOCATION: The property is located on the east side of the Little Dry Creek Wildlife Refuge and just southeast of the Howard Slough Refuge. These refuges lie just north of the Graylodge Wildlife Refuge and west of the small country towns of Gridley and Biggs (See attached location map). Both the Little Dry Creek Refuge and the Howard Slough Refuge are situated in the Upper Butte Basin. The Upper Butte Basin is the north portion of the legendary Butte Sink waterfowl area.
INGRESS AND EGRESS: The property is easily accessed off of Highway 99 through the town of Biggs. After traveling through Biggs, the property lies approximately seven miles west traveling on the county maintained paved Biggs-Princeton Road. The property can also be accessed off of Interstate 5 from the Norman Road exit which bisects the Sacramento National Wildlife Refuge.
MEMBERSHIP: The property is owned by four partners. Three partners have a 26.67% ownership interest and the selling partner has a 20% ownership interest.
PROPERTY SIZE & TOPOGRAPHY: The property consists of 602 assessed acres, more or less, and for years was farmed to rice. In 2003 the property was placed in a perpetual easement program and converted to seasonal marsh.
WILDLIFE EASEMENT: The property is protected in perpetuity by a Natural Resource Conservation Service (NRCS) easement. The NRCS easement is a federally backed program. The easement protects 588 of the 602 acres. The owners left out two areas on the property for clubhouse areas. One area lies in the southeast corner and one area in the northeast corner of the property.
IMPROVEMENTS: The property has a very nice shop building that was constructed several years ago. Located on the east side of the shop are five individual storage areas. Each member has their own storage area plus there is one extra storage area for the club. Located on the west side of the shop is a very nice kitchen and dining area. In addition to the kitchen and dining area is a great room with two full bathrooms with showers. The shop also has a laundry room and half bath located next to the great room and bathrooms.
BLINDS: The property has seventeen (17) blinds located in the hunting grounds. Eleven (11) of the blinds are stand-up and six (6) blinds are tanks. The blinds are located in mainly four different hunting areas. Most of the time each hunting area is used by only one member so that the birds are easier to decoy into the blind.
SANCTUARY AREAS: Because of the propertys large size, the owners made a great decision to set aside approximately 120 acres in the northeast section of the property for a permanent sanctuary area. Each year the waterfowl usage of this sanctuary area has only got better as the birds have imprinted on the property. This onsite sanctuary holds hundreds of birds during the season which draw other birds to the property. In addition to the onsite sanctuary, the entire west side of the 602 acres borders the sanctuary area of the Little Dry Creek Refuge. Another huge benefit is the sanctuary area of the Howard Slough Refuge which lies less than a mile to the northwest of the property. The birds travel back and forth between the onsite sanctuary and the refuge sanctuarys which makes the hunting on the property outstanding.
IRRIGATION & FLOODING WATER: The property is located in the Richvale Irrigation District for secondary water. The property also has two deep wells for back-up water.
PROXIMITY TO OTHER CLUBS: The property lies next to some of the greatest duck clubs in California. Just to the west lies over 2400 acres of pristine hunting grounds known as Bird Haven, which is currently owned by Paul Bonderson. Mr. Bonderson is a huge asset to the waterfowl in the state because of his efforts to protect and preserve key areas for the birds. Approximately 1500 acres of Bird Haven was formerly Casa De Patos which was owned by Mr. Charles Schwab of the famous stock brokerage business, the Charles Schwab Corporation Also just to the south of this property lies two awesome duck clubs known as the Closed Zone Duck Club and Moms Farm Duck Club.
FAMILY ORIENTED: The club was set up with family and friends in mind. Ladies and children are always welcome and guest rules are liberal.
