Location
The Little River Forest is located in the Piedmont Region of Central Georgia. Piedmont means foot of the mountains and describes the slightly rolling, red clay, hill region located between the coastal plain to the south and the mountains to the north. The immediate neighborhood is dominated by timberland with interspersed pastures and rural residences. Putnam County was established in 1807 and named for Israel Putnam, a general in the American Revolutionary War.
There are many attractions in the Eatonton area, just 5 miles to the east, including the Uncle Remus Museum, Georgia Writers Museum, eclectic shops, art galleries, and quaint bed and breakfasts. The region boasts thousands of acres of public national forests, wildlife management and refuge areas, and many more recreational opportunities.

The Little River Forest is only minutes from Lake Sinclair and only 20 miles from the luxury lakefront resort The Ritz-Carlton Reynolds, Lake Oconee. There are also multiple golf courses and boating opportunities in the area. The city of Monticello is approximately 20 miles to the west of the property. The Hartsfield-Jackson Atlanta International Airport is approximately 1 hour and 30 minutes away, where you can catch a flight to anywhere in the world.
Access
Glenwood Springs Road, which is paved, serves as the tracts north west boundary with a distance of approximately 1,700 feet. The Little River Forest has an internal access point off Glenwood Springs Road leading to one of the many wildlife feed patches on the property. The tract also features 1,000 feet of frontage on Hall Road, which provides access to the south west corner and to the Little River by internal roads and trails.
Site Description
The Little River Forest is an ideal property for a semirural getaway, to enjoy nature, hunt, or even fish off the banks of the Little River. There are several suitable locations for structure development. Approximately 85% of the land is considered upland, suitable for timber growth, with the balance being lowland associated with an unnamed cross-creek or adjoining the Little River. The property features approximately 1,700 feet of frontage on Little River, which begins to the north of the tract, just south of Interstate 20 near historic Madison, GA and eventually forms the west arm of Lake Sinclair.
This tract is currently leased for hunting at a rate of over $13 per acre annually. Deer and turkey are abundant in this area, and the hunting experience is enhanced by the several wildlife feed patches located across the property.
Timber
The Little River Forest is fully wooded in natural timber, with the majority being around 15 years old. There are a couple of areas with timber in the 70-year-old age class, predominately found in the lowlands. The younger timber stands can be left to grow and thinned in a few years or liquidated and established with highly productive pine plantations, should a more timber-oriented investment be desired.
