A short distance inside the property is an old homesite surrounded by majestic oak trees, with electricity and a water well already set up. This site also overlooks Boggy Creek and one of the ponds and would be the ideal location for a permanent homesite or the ultimate weekend cabin.
The ranch supports a healthy population of game animals and the multiple fields and tree lines provide the perfect setting for calling in a turkey, rattling up a buck, or enjoying a fast-paced dove hunt! In addition, the low-fenced neighbor to the north is several thousand acres of solid brush, which helps keep the whitetail population strong.
Improvements: The ranch is perimeter fenced and cross-fenced for cattle. Electricity and a water well are located at the original homesite. There is also a set of pipe cattle pens near the homesite. Electricity runs along the south fence line as well, which gives you options when building improvements or for future needs.
Water: There are three water wells distributed efficiently across the ranch. One is located at the homesite with an electric submersible pump. One is a windmill that is not operational, but previously provided water to one of the ponds. The third well was drilled in January 2025 near the back of the property and is currently not outfitted with a pump. It would be a great option for a solar well, or electricity could be extended to it. Wet weather, Boggy Creek and two branches of the Boggy Creek channel water through the ranch and into three ponds located on the property.
Wildlife: Whitetail deer, turkey, dove, quail and hogs are abundant. The location and features of this ranch, along with the added bonus of sharing a fence line with a large, low-fenced neighbor, contribute to exceptional hunting opportunities.
Minerals: Surface sale only. There is not any oil field activity.
Location: Conveniently located between Beeville and Kenedy, about 2.5 miles east of Hwy 181 off Charco road and CR 207. Roughly 1 hour to Corpus Christi and 1.5 hours to San Antonio.
