The rolling, Sandy Loam soil provides good drought tolerance and produces excellent Blue and Black Grama grasses together with several species of Sand-Drop Seed, Side Oats Grama, Little Blue Stem and other grasses.
Perimeter fences are good with a combination of permanent and hot-wire interior fences for a modified cell grazing system throughout the ranch.
Elevation is approximately 3,828 ft. with a 15.8 average rainfall per year.
The ranch will be well watered by a good well on a 13 acre tract just added to the ranch and to be connected with the current, extensive pipeline system on the ranch with water produced from shallow depths by a submersible electric motor and pump on electricity.
The Lutz Ranch adjoins the R.W. Ranch/CRP. The R.W. Ranch/CRP would make an excellent addition to this property. In the past the R.W. Ranch/CRP has furnished water for the Lutz Ranch with the pipeline system connected on both ranches.
The recent purchase of a 13 acre tract with a good well now provides water for the Lutz Ranch without water from the R.W. Ranch/CRP however the pipelines continue to be connected and would make the owning of both ranches very productive.
