All areas of the property are accessed via well-constructed roads and trails throughout. The Green Tree Reservoir (GTR) areas noted on the maps may be closed/impounded to create premium waterfowl habitat and hunting. Approximately 418 acres of the upland stands are loaded with premerchantable loblolly pine growing nicely and will someday be ready for harvesting income. Too, there is considerable merchantable thinned pine ready for harvest anytime you say. The uplands portion is protected by a Conservation Easement that allows for standard forestry silvicultural land management and timber production with a provision for building a home or cabin in the future. The mature bottomland hardwood areas are perpetually protected by a Wetlands Reserve Program Conservation Easement that does not allow for timber harvest, ensuring this is a premier retreat protected from worldly changes. There are several natural pine stands of approximately 50+/- acres that can be thinned with permission of NRCS of South Carolina.

There are three access roads into the property (see AFM Tract Maps):

1. Via a fee-simple 50’ access road from SC Hwy. 341 (Lucknow-Bethune Hwy.) just west of the Lee County Airport/Butter’s Field (52J).

2. Via a deeded easement/gated entrance from US Hwy. 15 to the east end uplands.

3. Via Prescriptive Easement to the northern end from SC Hwy. 341.
