The Majors Ranch is located in Southeastern portion of Cottle County near Paducah TX. The Majors Ranch is located just to the south of the Triangles Ranch and has larger neighboring ranches on two sides of the Property.
Hunting & Habitat:
The pastures on the ranch have not been grazed in a few years and include little bluestem, sideoats grama, tabosa, Buffalo, vine mesquite and silver bluestem grass throughout the ranch.
The native browse is made up of Ephedra, hackberry, soap berry, and lote bush.
Salt creek runs through the center of the ranch and has large Willow trees, Soap berry moats, cotton woods and is a natural corridor for wildlife.
The hunting in this area and Cottle county in known to be very good and according to the Texas Big Game Award standings, Cottle county had multiple trophy whitetail entries:

There is a healthy population of turkeys in this area and there are several mature willow and Cottonwood trees that are scattered through the ranch, making ideal habitat for roosting!
The ranch has had a few Bobwhite quail on the ranch this year but the numbers are down in the area per the TPWD reports, but the Bobwhite hunting on the ranch can be world class during the right season per the seller! The dove hunting in this area can be fantastic.
Housing & Improvements:
The ranch house was custom built and is less than 2 years old. 30% of house framing is steel columns and beams that was designed to withstand 80 mph winds.
The floor plan consists of over 3000 sqft of living space with 3 bedrooms & 2 bathrooms, and an open living area that flows into the dinning room & kitchen.

The house is supplied by one of the water wells on the property and currently has a water softener and filtration system that water is run through before entering into the house.
There are three earthen ponds on the ranch with the largest at capacity being over 4 acres. The solar well on the ranch is set up for the overflow to feed into Willow Tree pond.
(At this writing the ponds are low and need a rain, the recent rainfall has been fantastic for moisture but we are in need of a hard fast rain to fill the ponds)
