Vegetation: Mariposa Farm is a combination property with approximately 70 acres of improved pasture historically used for hay production with the remaining acreage being native mesquite and brush pasture with scattered live oaks and hackberry trees offering game habitat. The improved pastured used for hay production is sprigged in Coastal Bermuda grass. The native pasture in the western quadrant has a good cover of vegetation and native grasses. Typical vegetation found in the western quadrant includes mesquite, scattered live oaks, cedar elms, hackberry, huisache, granjeno, persimmon, agarita and white brush, etc.

Water Features: There is one working water well and one not currently in use. Surface water includes an approximate 1.5-acre (when full) stock tank in the west. East Central Water Service serves the property rural water with a tap and one water meter.

Utilities: The property has rural water and electricity as noted above. Sewer availability is by septic tank for the house.

Fencing and Livestock Facilities: A white PVC-rail fence and a gated entrance with stone columns are along the east side along Farm-to-Market Road 2538. Other good fences include standard height net wire perimeter fencing. There is a good set of pipe cattle pens in the western quadrant.

Improvements:

- Farmhouse - a 1,675 square foot two bedroom/one bathroom farmhouse constructed circa 1800's. The farmhouse is of wood frame construction on a pier and beam foundation with wood board and batten with some Hardi-plank siding and a corrugated metal roof. A 10-foot wide covered porch spans the full length of the front of the house. The farmhouse includes central HVAC, a fireplace, and wood burning stove. Hazards and Detriments

According to FEMA flood maps, small portions of the property along Farm-to-Market Road 2538 near Cibolo Creek and along an unnamed drainage are located within the 100-year floodplain. There are no pipeline right of ways or electric transmission lines. There is no oil and gas production.

Wildlife and Recreational Appeal: The property is located in an area with local native game. Typical wildlife includes whitetail deer, wild turkeys, dove, quail, varmints, wild hogs and seasonal waterfowl, etc.

Personal Property: Personal property including furniture, fixtures and personalty owned by the Sellers is not included.

Schools: East Central School District; qualifies for agricultural use valuation.

Minerals: Whatever minerals owned by the seller will convey.
