Terrain: Extremely diverse landscape with two large seasonal creeks, Marys Creek and Dutch Creek. These creeks traverse the property before flowing into Millers Creek which is located below the dam of Millers Creek Reservoir. This lake is conveniently located 4 miles west of Marys Creek Ranch. The ranch has high ridgelines, scenic vistas, and excellent wildlife habitat. The native pastureland has moderate to heavy cover consisting of mesquite, chinaberry, and hackberry trees. Lotebush, catclaw, and other woody browse can be found on the property and are beneficial to the wildlife. There are 376 acres of cultivation found in several different fields. The cultivated land is typically planted in winter wheat.

Hunting: Deer are plentiful and trophy bucks regularly inhabit this property. Southern Baylor County is well known for its large whitetail deer. Bucks in the 130-150 B&C class are common. Five (5) stock tanks attract an abundance of ducks in the fall and winter months. Some of the cultivated areas on the ranch could be planted in native sunflowers to create prime dove hunting in the fall for the avid hunter. Turkey, ducks, quail, dove, feral hogs and a variety of varmints can also be found on this ranch. Hunting is overall very good.

Improvements: An 800 square foot cabin has 2 bedrooms, 1 full bathroom, living room, full-sized kitchen, and front porch. The cabin is in very good condition and ready to use. Rural water and electricity have already been run to the cabin. Just north of the cabin is a large 60' x 75' metal hay & implement barn that is in good condition. There is also an older 20' x 30' barn and 2 sets of cattle pens located on the property. A good system of roads throughout the ranch provides excellent access around the property.

Cultivation: There are four (4) fenced fields with approximately 376 acres of cultivation located on the north and west sides of the ranch that are typically planted in winter wheat. These fields are perfect for wildlife food plots, running cattle or hunting dove. Dove hunting could be enhanced greatly if native sunflowers were planted. The balance between pastureland and cultivated land is just right.

Utilities: Electricity is provided by Tri- County Electric Cooperative. Rural water is provided by Baylor County Water Supply Corporation. Water and electricity are in place and to the house and barn.

Surface Leases: Hunting and grazing rights are currently leased. The fields are being properly farmed and the ranch is being taken good care of. Both leases can be terminated if the owner enters into a sales contract and tenants are given adequate notice.

Minerals: Negotiable. There is no active oil & gas production.
