Water: Water is supplied by the Riverton Valley Irrigation District and it supplies the approximately 82 acres of irrigated land currently under production. Water is conveyed to the property through a canal system with headgates to the various farms. Open ditch and underground pipe bring water to the farm where it is distributed via poly gated pipe.

Water cost for the RVID is approximately $22/acre. Water is reliable.

Production: The Mazet Road Farm has historically been in grass/alfalfa hay and pasture production. It has also been in grain, sugar beet and corn production in the past. A portion of the farm has been used extensively for sub-irrigated pasture as well.

Improvements: Improvements are 12 and 10 gated pipe with risers and valves. There is some concrete ditch and tubes as an option as well. A pipe trailer is included and the property is fenced and cross fenced.

Access: Access is off Mazet Road, a publicly maintained road to a private drive on the east boundary, shared by adjoining properties. It is fronted on the North by Mazet Road where multiple points could be used as access. There is also a western boundary access road.

Property: The Mazet Road Farm would make a great base or small agricultural operation as well as a very good addition to a larger operation. A mix of production and pasture ground with power in place gives the owner options on adding in improvements for residence or livestock facilities. This is a well cared for farm in an area with beautiful views and nearby city amenities with country privacy. Owner would consider financing.
