The roof will supply 600-650 gal of water in a one-inch rain. The water cistern is 3,250 gallons. The gutters feed into two downspouts that feed directly into the cistern. The rain water goes through a 2 filter system and then is further decontaminated by an ultra violet light system. The well water goes through an additional filtering system before going through the same filtering system that the rain water goes through.

The house was constructed by Rustic Cedar Cabins out of Smithville in 2016. It is 9 foot outside plate walls and the interior has vaulted ceilings throughout. It is built like a real log cabin with a log and mortar chink exterior wall system. The mortar chink is carried into the fireplace wall in the interior of the house also. It is built 36 inches above the ground on pier and beam. The underneath portion has cedar underpinning that has mesh behind it to keep animals and varmits out. The HVAC is central air and electric heat, through undermount metal pipe insulated-lined duct, again to protect from outside animal penetration. The underneath of the house is spray foamed with 10 inches of R-30 insulation and the floor decking is 2 layers of 1 inch plywood glued and screwed and covered in 30# felt paper, with pine 2x6 flooring on top. The underneath the house plumbing has also been sprayed with spray foam insulation.

The screened in porch is 42 feet x 8 feet with an outside sink with disposal and cabinet with good storage, with 3 screen doors.

The house is fed with a propane gas fired, tankless hot water heater. There is also a propane fed gas log system in the full stone and fire brick, wood burning capable fireplace. All the cabinetry is custom made of real cedar with soft closing hinges and drawers. The countertops are all granite and quartz. The appliances are stainless steel with a Bertazzoni 36 inch Italian gas range and cooktop. The refrigerator is double door with water and ice dispensed through the door. There is also a drawer microwave oven and a separate warming drawer. There is a 36 inch farm sink in the kitchen.

The walls are all western red cedar with foam insulated cavities, to an R-19 value. The rood is standing seam galvanized metal with a 4 inch styrofoam insulated subdeck. All the ceilings are exposed with yellow pine tongue and grooved finish and natural cedar beams throughout. All the walls have been stained to seal the cedar with varying colored stain and there is a custom (floor wall and ceiling tiled) walk in shower with glass block window in the master bath. There is also a stackable, exterior vented, washer dryer in the master bath. All rooms including the living room have ceiling fans. All the windows are double insulated with Low E glass and screens. There is an extra large walk in closet in the master bedroom. Each bedroom has its own closet too.

The house is being sold furnished with a brand new steel BBQ pit and smoker, brick fire pit, 3-person wooden swing, 2 metal rockers, a 50 gal wooden rum barrel, dining room table with 5 chairs, 4 plastic fire pit chairs. On the inside there is a couch with 2 chairs, many barstools, king size beds in the master and #2 bedroom, 2 extra long twin beds in bed 3, coffee table, 6 end tables, a deer horn floor lamp and 5 other end table lamps. The kitchen comes equipped with all silverware, dishware, cups, and glassware.

The electric was brought in overhead and offsite by Bluebonnet Electric for about 800 feet via an easement from the neighbor to the east. Once onto Mesquite Ranch, the overhead electric was brought another 1,600 feet until it was then piped underground in 3 inch plastic electric conduit for about 700 feet to the outside electric service (200 amp) at the house. This was done to protect the canopy leading to and at the house and to not have to create a 30-foot wide electric easement for Bluebonnet Electric.

The electricity is provided by Bluebonnet, the gas is via a propane gas tank provided by Mid Tex Propane in Luling, the sewer is a new underground septic tank with leech field system the cable TV is provided by DISH TV and the central alarm system is installed and monitored by ADT and the Caldwell County Sheriffs Dept. There is about 2,000 feet of 8 foot high game fencing along Washburn Rd, with a 16 foot wide by 8 foot tall entry gate and 3 inch steel pipe fencing system at the entry offset off of Washburn. There are all weather caliche roads from the entrance to the house, the 20 foot x 25 foot metal shed and the water well plus about another 15 tons of rock in piles by the shed for future road improvements.

The 20 foot by 25 foot 3-sided metal shed (installed new in 2015) houses the equipment. There are 3 electric meters (one feeds the shed with an overhead light and the freezer, one feeds the water well and one feeds the house). In the shed there is a 2000 Jeep Wrangler SE (69,000 miles) along with 2 Honda 4 wheelers (2015), a 100 gal freezer, a 150 psi generator, a 4300 watt John Deer gas generator, 4 helmets, a deck pressure washer, a trailer hitch 600 lb deer hanging and pulley system, a 500 lb aluminum basket on the rear of the Jeep with a 50 lb auto feeding corn spreader. There are various storage bins and cabinets in the shed with a lot of other equipment in the bins (tire inflators, wire, feeder parts, tie downs, rotating doves, timers, etc). There are also many tools (shovels, picks, rakes) and an electric weeder and a gas weeder. There is also an electric powered chain saw, a floor box fan and other miscellaneous tools. There is a new two man elevated tree stand in the shed that has never been un-boxed. There is also a 16 foot, dual axel trailer (2015) for hauling the Jeep and 4 wheelers, with custom steel ramp.

The ranch is all completely perimeter fenced with 42 inch barbed wire and some hog wire fencing (the south side 3,500 feet is brand new). There is just under 154 acres, and there exists a annual cattle grazing agreement with the neighbor to the west. This gets the ranch an Ag 1 exemption (taxes less than $ 300/yr exclusive of the house) and also allows the Mesquite Ranch owner to have year round hunting rights to approximately 120 +/- additional acres of the neighboring property, bringing the total hunting average to about 275 acres. In addition to the 2-acre pond at the cabin, the neighboring property has another 2 ponds (one is about an acre, the other about an acre and a half).

There are 6 hunting stands and 6 feeders on the 300 acres. One tower blind (metal with astroturf walls and floor, 2-3 man) with a 300 lb elevated auto feeder, one ground stand (fiberglass 2-3 man) with 600 lb skid mounted ground auto feeder, one elevated 2 man open double tripod with same 600 lb skid mounted ground auto feeder and a 2-man water proof resistant material made ground stand with a 300 lb elevated auto feeder. All of these feeders are fenced in with 32 inch hog wire perimeters and also have 85 lb protein feeders in each pen. There are also 2 aluminum single man tripods with 50 gal tree hung automatic corn feeders.

The game is abundant. There are about 20-25 different bucks seen annually, including at least 2 very very rare melanistic white tail bucks, that are black in color with yellow brown horns (see photos). The Mesquite Ranch deer are in the 115-150 inch range and they have been protein feeding year round since 2014 and are starting to see the results of such. The largest deer to date has been a 150 inch 12 point that was killed in 2016 (see picture provided). They also have about 30 does and fawns that they see on a consistent basis.

Mesquite Ranch is part of the TPWD management system called Land Management Assistance. 2018/2019 will be their third year in the program. In 2017/2018 they were awarded permits to kill 5 does and 3 bucks. They only killed one doe, as they have been letting the deer grow (since 2013 they have only killed 2 bucks and 3 does). The LMA permits are self printed by the ranch and if you hunt at Mesquite Ranch, you do not even need a hunting license, their permits are all you need. The ranchs white tail hunting season begins on September 30th of each year and goes through the last day of February. They will be turning in their 2017/2018 game log (one doe) by April 1 of 2018. Application must be made by August 15th 2018 for the 2018/2019 season by providing the game biologist in Bastrop by doing visual sightings by sitting in deer stands in August and reporting game counts to him. Robert Trudeau is the game biologist and his contact information will be provided.

Other game on the ranch includes feral hogs, coyotes, rabbits, bobcats, dove and at least 100 turkey. The main pond at the cabin also gets about 60-70 ducks on the pond from November until about March. They are predominantly wood ducks (male and female) but their have also been redheads, pintails and mallards on the pond. There are also abundant fish in the cabin pond (see photo).
