Location: The ranch is located approximately 6.5 miles SW of Paducah, 35 miles S of Childress, 45 miles SW of Quanah, and 110 miles NE of Lubbock.
Acreage: The ranch contains 298 acres.
Topography: The ranch is rolling, which creates some nice vantage points with expansive views.
Rainfall/Elevation: There is about 70' of elevation change across the ranch, with elevations from 1980' to 2052'. According to the Texas Almanac, the average rainfall is 22.12", with a 219-day average growing season.
Cover: The ranch's cover is diverse. About half is mesquite, with the remainder comprised of low-growth shin oak. There are also motts of tall oaks and hackberry. These taller oaks provide nice roosting trees for turkeys. Food plots have been thoughtfully cleared out in different locations throughout the ranch. The owners have created the perfect habitat to draw in and hold lots of wildlife.
Fences: Fences are five-strand barbed wire on metal and cedar posts and are in fair condition.
Utilities: There is no electricity in place. The nearest known electricity is about 1.5 miles away and supplied by South Plains Electric Cooperative.
Water: Water is supplied by a 27 ft deep water well on solar pump. The owners do not know the volume of the well. This well is piped to a corner of one of the food plots for wildlife water.
Hunting: This part of Cottle County is known for its abundant wildlife. You'll find large numbers of whitetail deer, Rio Grande turkey, bobwhite quail, and feral hogs. The shin oak on the ranch makes lots of acorns, which are a delicacy to deer and hogs. This place is loaded with game!
Residence and Improvements: Improvements include a high-cube sea container with a 20-ft overhang on each side. At full price, the owner will let all his equipment go with the sale.
