The Seller, L&C TRS, LLC, will provide the new owner with as-needed access to this section of property from the mainline logging road. A recent survey and detail on temporary access permit is included in the Supplemental Information Package. Oregon Department of Transportation has communicated with the Seller that a temporary permit for logging and site clearance can be provided from Highway 26. A power line R.O.W. runs north/south through the western mid-section of the property to a substation, which is across Highway 26. There is an estimated 1,486 MBF of primarily 40- to 66 year-old Sitka spruce and hemlock, and 64 MBF of red alder, none of which is impacted by riparian management area. North Coast Land Conservancy has land that adjoins Klootchy Creek County Park along the Necanicum River. This Necanicum Riverfront tract has potential as a private recreation retreat, with opportunity for near-term cash flow from harvesting some of the timber, or by obtaining value from a conservation easement.
