-Roads are already in for you to start building your dream home or enjoy it just the way it is

-A solar system or a generator will need to be utilized for power, as electricity is several miles away

-A septic system will need to be installed

-The portable cabin and shed on the parcels convey with the land as personal property at no additional cost.

-Spring water from the mountains above is piped to these parcels at multiple spigots-Water Service Agreement between the individual owners and the LLC is attached. A water quality test was done in 2006 and the water at that time was deemed good for domestic use. The spring above feeds the upper lots, including the sellers, and then continues down to feed the water tank directly below them. The tank feeds the rest of the properties below. In 2018, the residents/owners of the area came together and created an LLC company, named Logan Meadows Group, LLC, with each property owner being a member of the LLC. Most are part of the LLC, those that chose not to become part of the LLC would need to pay dues to the LLC for the water. The sellers elected to become members of the LLC. The LLC bought the water rights (the Antler Spring water source) and the equipment that feeds the water to the residents (pipes, tanks, etc.) from the original landowners, and the residents who are a part of the LLC Quit Claimed their water rights to the LLC. Each property owners 'dues' to the LLC, which maintains it all, is $600 per year. The residents which live there full time pay $900 per year. The LLC has an Operating Agreement and it is attached.

-Declaration of Covenants, Conditions and Restrictions for Thomas Creek Canyon Road Maintenance Association, Inc. This Association was formed in 2010. Currently, the annual dues for Road Maintenance is $400 per year. It appears as though year round residents pay an additional $250/year for snow removal. The Association has an agreement with the United States Forest Service for access to the properties, which runs from the lower Forest Service Gate up to the locked private gate. Part of that agreement with the Forest Service is for the Forest Service to aid with road maintenance.

Nestled between the Sierra Nevada mountain range and the Great Basin is the 30,000 acres of Mount Rose Wilderness. This wilderness serves as a backyard recreation area and an important watershed for many people living in western Nevada. Directions: The Mount Rose Wilderness lies southwest of Reno, Nevada. Access is available off Mount Rose Highway (NV Hwy 431) at Timberline Road, Galena Creek County Park and Mount Rose Summit.~USFS
