The land is covered with a healthy mix of mature live oaks, cedar, native brush, and grasses that support a wide variety of wildlife. Game in the area includes whitetail deer, axis deer, aoudad, hogs, and several exotic species that occasionally pass through the property.

Access to the property is provided by well maintained all weather caliche roads. The current owners have already cleared a road into the interior of the property, giving the next owner a head start on future infrastructure. There is no water well on the property, but there are shared wells in the area that this tract has access to. Electricity is not currently on site, though power lines are located nearby.
