Water - Along with the 3,500 feet of Nueces River frontage, the ranch is well watered with three electric wells that have a strong history of operating and are believed to have never run dry. Several thousand feet of water lines were added to the ranch in the last year to multiple concrete troughs to cultivate water permanently and to support wildlife throughout the property. Silver Lake had a liner recently added to completely protect the water level from seepage, and a water line was brought from the well to supplement it during dry periods, assuring it should never go dry! A perfect spot to keep fish biting and wildlife happy and drawn to!

Wildlife - Surrounded on three sides by huge neighbors and the Nueces River, the ranch is blessed to boast a tremendous amount of game! White-Tailed deer, Feral Hogs, predators, quail, varmint, and more are abundant, as are the occasional exotics that wander in. Several new deer blinds and deer feeders were also recently added. The ranch was rested in 2022-2023 and prior to that was believed to be hunted only by family and friends without pressure.

Parts of the ranch have acres of nothing but enormous oak and pecan trees, other areas have a more distinct South Texas feel. Although there are no cattle on the ranches, it does have a cross fence in excellent shape in the middle and excellent vegetation. For the cave and arrowhead enthusiast, there is no shortage of caves on the riverbank to explore for days!
