The terrain is diverse, including some bottomlands containing cottonwood trees, plateaus, and ridges, which are partially cleared and partially scattered with mesquite trees and hackberry trees. Covered bottomland, ridges, plateaus, and hills provide a great variety of ground for various wild game. Constantly flowing live water with Ballard Creek running approximately 2.5 miles of the ranch. A portion of Ballard Creek backs up to a large, over 10+ acre lake with a spillover into the bottomland of the ranch. There are ponds/tanks scattered throughout, some of which are supported by water well spillover. One water well supports the southern pastures, and three windmill/solar wells support the northern pastures.

ROADS, PENS & FENCING

Ole Glory Ranch is a sportsmans paradise and supports large wild game populations. There are Whitetail Deer, Quail, Turkey, and Hogs. STRUCTURES AND EQUIPMENT

There is an older mobile home for overnight stays and a twenty-foot storage container for equipment. Ranch equipment includes two overhead feed bins purchased in 2020 and one Hopper Feed trailer purchased on the same date, all in good shape. The lake has four MBRK Fish Feeders purchased in 2021 and an older John Boat. For hunting, there are six hunting blinds, six deer feeders, and five Quail feeders purchased in 2020 and in good condition. All equipment and buildings will be conveyed to the Buyer.

MINERALS

The Seller owns a small percentage of mineral interest that is potentially negotiable with the ranch purchase.

ZONING & EASEMENTS, TAXES

The ranch is outside of any municipality, so it is not zoned. There are no known easements that would affect ranch operations. There is an Industrial high voltage power line along the one-mile frontage of US Highway 62. Taxes are estimated at $3,515 annually.

Very few ranches of this size in this area of the Panhandle have the highly sought-after creek bottoms with miles of live water and a large lake. This ranch's views and diversity make it a ranchers dream with unlimited recreational and income potential.
