They say, "Buy land, because they aren't making any more of it." In fact, there are fewer tracts of land available from one day to the next because of urban sprawl and development of rural tracts. Larger tracts like this one are even more difficult to come by due to big farms and ranches being subdivided and sold off every day. It took the owner of this outstanding farm many years to piece it all together into what it is today, a complete Outdoorsman's Dream Farm.Onion Creek, 50-60 feet wide in places, winds through this property for nearly two miles providing water and a highway for deer to travel through the various habitat types you'll find on the property. This isn't a creek you'd run and jump across as a kid, this is a creek you can slide a "John Boat" into and go fishing in. The habitat on the farm has been managed with the whitetail in mind and the turkey population here is as good as anywhere I've seen. Judging by the deer history and pics from the property, the deer quality and age structure is quite impressive. The turkeys were everywhere during my initial visit. The habitat is made up of big timber, brushy pockets, large fields along the river that could easily be converted to crop ground, warm season native grasses, and countless ponds and marshes throughout the entire property. The open ground along the river has been used as hay ground in recent years generating significant income. The East half of the property is an absolute gem in terms of it's game-holding ability. This side of the farm is in WRP and bordered by Onion Creek. There are multiple pools of water designed for waterfowl hunting. The pools were holding ample water even during this relatively dry stretch of weather we've had in recent times. Countless food plots and stand locations are also in place throughout the farm. A couple of the ponds on the West side of the farm are stocked with fish including the one below the house that sits on top of the highest point of the farm, nearly 100 feet above the Onion Creek Bottoms. The 3 bedroom 2 bath stone home sits on a breathtaking homesite a few hundred feet off of the road. In addition to the main home/lodge, there are two smaller homes on the property as well. One is being rented to a long term renter who helps keep an eye on the place and the other is a small solid house that has been vacant for a few years. The vacant home could serve as overflow for guests, storage, or a fantastic playhouse for the kiddos. If you're in the market for a Legacy type property for the whole group or family to enjoy, please give Brad Hand a call at 620 215 0007.
