LOCATION:
The property is located outside of Leakey, roughly a half-mile from Ranch Road 337W. The Real County Airport is approximately 2 miles away and San Antonio is 100± miles away. Garner State Park is 10± miles south, Lost Maples State Natural Area is 20± miles northwest, and Nueces River access in Camp Wood is 21± miles west.
LAND & WATER:
Wet-weather Patterson Creek runs through the ranch with frontage on both sides in the north quarter and along one side in the southeast corner. There is approximately 1,500 feet of creek frontage and the creek was flowing at the time of reporting. Water flow varies seasonally with some gravel sections going subsurface in dry conditions while water remains visible at the concrete crossing. IMPROVEMENTS:
The main house and casita sit on a ridge above the creek, keeping the living areas out of the bottom land. The main house is 1,240± sq/ft with 2BR/1BA, a metal roof, and a 300-foot covered porch overlooking the creek. A separate 1BR/1BA guest casita measuring 470± sq/ft sits about 120 feet from the main house. The casita is self-sufficient, currently serveing as an income generating short-term rental. A metal pole barn with horse stalls and a tack and feed room sits roughly 200 feet from the houses.
UTILITIES:
Two electric wells supply the property. The main well is 780± feet deep into the Trinity aquafer and feeds a 1,000-gallon storage tank supplying both dwellings.
WILDLIFE & HUNTING:
Axis and whitetail deer, hogs along with turkey, dove, and waterfowl have been reported. Creek frontage, bottomland and elevation change create consistent wildlife movement across the ranch.

Patterson Creek Refuge is laid out for hiking, riding, stargazing, wildlife and bird watching. The setting keeps the improvements above the wet-weather creek above any flood plane. This is a small workable ranch with dependable water, easy access and a layout suited for full-time living, weekends and or short-term rental.
