Terrain: There are defined ridges along either side of Post Oak Creek with scenic views across the valley. Elevation change is significant being 80-90 feet.

Vegetation: Land has a good density of cover with some intermixed open spaces. Mesquite trees are predominant, but ridgelines are covered in mature live oak trees. Diversity of cover also includes hackberry, bumelia, lotebush, skunk brush, and a variety of other wildlife friendly plants. Grasses include side oats grama, curly mesquite, little bluestem, etc.

Water: No ground water and no rural water. This is not a problem with today's water catchment systems that can be designed for a weekend cabin or full time residence. Please request additional information regarding water solutions. Surface water is good with 3 stock tanks and the potential for numerous other tanks. The creek also holds pools of water year around.

Wildlife: Wildlife habitat is diverse and excellent. There are whitetail deer, Rio Grande turkey, feral hogs, dove, a few quail, and ducks in the winter months. This is a good all-around hunting ranch.

Cattle: There are no cattle currently on the ranch. The grasses are abundant and productive. In this area it is typical to run approximately 1 animal unit per 25-35 acres depending upon the operator and their desired goals.

Cultivation: There are two fields towards the front of the property. Both are separately fenced and ideal for planting small grains like winter wheat. For the hunter, these fields are ideal for dove hunting surrounded by mesquite tree lines as well as having a small electric line run across the larger fields where dove can perch before feeding. The smaller field off the county road is 20+/- acres and the larger field is 45.5+/- acres. Fields are ideal for grazing cattle or attracting deer, dove, turkey, and feral hogs.

Improvements: There is an old barn in fair condition with character located next to some cattle working pens. Otherwise, this is a raw tract of land. Fencing is in excellent to fair condition. The property is in need of road work, dozer work, and farming.

Utilities: Electricity is available and on the property. No rural water.

Easements: There is an Embridge Natural Gas line crossing the property.

Minerals: Seller is believed to own 100% the minerals with the exception of no minerals on 40+/- acres in the south central portion of the ranch.
